Design Process
Step One: PROGRAMMING
Programming is the first step and is a process during which information about a project is collected, analyzed, and clearly stated to provide a basis for design.
Programming is broken down into two phases:
1. Client requirements - The design of a custom home begins with gathering the appropriate information about the client’s needs. Since the whole concept of custom homes means that each one is personal, this information is critical in making a home satisfy all the needs and desires of the client. A design questionnaire may be filled out to help convey the client’s needs.
2. Site requirements - An important aspect of a custom home is allowing the design to take full advantage of all the characteristics of the site including views, topography, existing vegetation, and surrounding vernacular.
Step Two: DESIGN
Design is the second step in the process and is driven by the information obtained in step one:
Preliminary floor plan creation - Schematic drawings of a site plan, floor plans and exterior elevations are created and presented to the client. These schematics are then refined until project requirements are satisfied and floor plans are approved by the client. Upon approval of the basic floor plans, a 3D model will be created to help visualize the exterior and interior of the project.
Step Three: WORKING DRAWINGS
After the completion of the design phase and approval of the design, a set of
working drawings that will be used for bidding, permit approval and construction
are completed. During this phase an engineer will be consulted and a structural review will take place. Floor plans, floor coverings, ceiling details, exterior details, electrical, and lighting will be reviewed and finalized during this phase. Prior to completion of the drawings, an approval of final working drawings is recommended.
Step Four: BIDDING & PERMIT APPROVAL
Upon completion of working drawings, the bidding process can start in which the client’s selected contractor(s) will present construction proposals based on the working drawings & client specifications. The selected contractor or owner will submit the working drawings to the city for the permit approval process.
Step Five: CONSTRUCTION PROCESS
Construction of the project begins. On site meetings with designer may be arranged as needed. On site job observation is optional and will help to ensure construction is in accordance with working documents & specifications.
