INOUYE DESIGN CUSTOM HOME PLAN PRICING
• Pricing for construction documents (plans) is based on square footage of all living or conditioned interior space, including any basement living areas.
• Prices do not include any required engineering fees, including but not limited to structural, civil, geotechnical, mechanical, and electrical.
• Auxiliary buildings such as detached garages, pool houses, gazebos, etc. are subject to additional charges.
• Payments are non-refundable and are typically divided into thirds. The first payment is due prior to starting the project. The second payment is due when the design schematics are finalized. The third payment is due when the plans are complete and ready to submit for approvals which must be received before plans can be released from our office.
• These prices typically include 8 sets of final working plans and a set of pdf files.
• All necessary travel expenses may be additional
$1.50 / sq. ft. Basic working documents & drawings prepared from owner’s working designs (existing floor plans, mail order plans, owner designed plans, etc.). Plans will be created utilizing a 3D model and a final color rendering is included. Standard construction methods, materials and/ or site.
$2.00 / sq. ft. Basic working documents & drawings prepared from owner’s designs w/ minor modifications. Plans will be created utilizing a 3D model and a final color rendering is included. Standard construction methods, materials and/ or site.
$3.00 / sq. ft. Basic working documents & drawings prepared from Inouye Design schematics based on owner’s required programming. Plans will be created utilizing a 3D model and a final color rendering is included. Standard construction methods, materials and/ or site/property requirements.
$3.50 – $5.00 / sq. ft. Basic working documents & drawings prepared from Inouye Design schematics based on owner’s programming. Plans will be created utilizing a 3D model and final color renderings are included. Complex and/or non-standard design and/or construction methods, materials and/or site/property requirements such as sloping lots, extensive subdivision CC&R’s, etc.
$8.00 – $10.00 / sq. ft. Inouye Design Signature Plans. This is an exclusive service that carries the added prestige of the Aaron Inouye Signature. Although a high level of thoughtful and creative design is put in to every Inouye Design project the Signature Plan will include an even higher standard of excellence and increased attention to detail. Along with the most detailed and excitingly visual house plans you will also receive a special presentation package and the exclusive service of Aaron Inouye to help bring your dream to reality from beginning to end. This includes personal assistance throughout the entire construction process from site allocation to design to bidding and estimation to construction and final walk-through.

INOUYE DESIGN REMODEL &/or ADDITION PLAN PRICING
• Unless otherwise negotiated, we simply bill for time and materials spent working specifically on your project. Due to possible unforeseen complications and frequent changes in scope for these types of projects only an educated estimate of price can be given.
• Prices do not include any required engineering fees, including but not limited to structural, civil, geotechnical, mechanical, and electrical.
• Typically, pricing estimates are for a standard “Builder’s Set” of plans.
• Any additional changes or requirements made by city/ county officials or owners will be charged the standard hourly rate.
• All payments are non-refundable and final payment must be received before plans can be released from our office.
Project set up fee: $150.00
Measuring and data collection: $85.00 / hour
Design and meeting time: $225.00 / hour
Drafting and modeling time: $85.00 / hour
Large copies of plans: $1.75 / sheet
Medium copies of plans: $1.00 / sheet
Small copies of plans: $0.40 / sheet

- A non-refundable retainer is required prior to starting the project. This amount may vary between $500 to $5,000 depending on the scope and size of project

• Prices do not include any required engineering fees, including but not limited to structural, civil, geotechnical, mechanical, and electrical.
• Auxiliary buildings such as detached garages, pool houses, gazebos, etc. are subject to additional charges.
• Pricing is for a standard “Builder’s Set” of plans.
• Any additional changes or requirements made by city/ county officials or owners will be charged the standard hourly rate.
• All payments are non-refundable and final payment must be received before plans can be released from our office.
• Prices include a standard site plan and (6) sets of plans and a set of pdf files.

- $2,000.00 non-refundable retainer required for all reuse plans over 3,000 sq. ft. w/ changes
- $3,000.00 non-refundable retainer required for all reuse plans over 5,000 sq. ft. with changes
